How to Refinance With a Dismissed Bankruptcy

How to Refinance With a Dismissed Bankruptcythumbnail A new mortgage loan could provide a fresh start. Bankruptcy provides a legal method that enables consumers to restructure or reduce the balances owed on certain past-due debts. If your bankruptcy plan is currently dismissed, you may be eligible for a refinance loan. However, most lenders have various credit guidelines for determining an applicant's qualification after bankruptcy. You can speak with a variety of mortgage lenders about refinancing your home loan.

Difficulty:Moderate1

Re-establish your credit rating. Pay your creditors as agreed following a bankruptcy dismissal. Obtain additional credit until you have approximately three or four items that report toward your consumer credit profile. Maintaining a mix of positive credit references could help you restore your credit rating and credit score. Items such as major credit cards, secured credit cards, secured bank loans and auto loans could be instrumental toward building a stronger credit profile. Visit the Annual Credit Report website to check your credit online.

2

Contact a mortgage broker and mortgage lenders in your area to discuss your refinancing options. Typically, a mortgage broker has a variety of loan programs and multiple resources that might consider your loan request. Inform the loan representative of your desire to refinance and provide details about your dismissed bankruptcy, such as the dismissal date and your initial reason for filling the bankruptcy petition.

3

Complete a loan application and other lender-provided documents to begin the loan qualification process.

4

Submit a copy of your bankruptcy dismissal letter, W-2 forms, bank statements, pay stubs and tax returns for the previous two-year period. Your lender should be able to determine if you are eligible to refinance or provide assistance toward positioning you to refinance at a later date.

Contact a HUD-approved lender if you have difficulty securing a mortgage loan.

How to Expunge a Felony in Texas

How to Expunge a Felony in Texasthumbnail Texas allows you to expunge criminal records. Texas allows you to expunge a felony or misdemeanor from your criminal record. For example, after you've completed your deferred adjudication community supervision, you can petition the court to expunge the felony from your criminal record. An expunged record prohibits Texas state agencies from disclosing information to the public about the felony. Also, you won't have to tell anyone that you were arrested for a felonious crime, because the information is deleted from your criminal record. To expunge the felony, you must follow the rules outlined in Chapter 55 of the Texas code of criminal procedure.

Difficulty:Moderately Challenging1

Meet requirements. You can obtain an expungement in Texas immediately when you've been acquitted or convicted and pardoned. If convicted, the state requires you to wait at least five years from the date of the arrest to remove the felony from your record.

2

Obtain a copy of your criminal history. Go to the Texas Department of Public Safety and request a copy of your criminal history. You need the information to assist with creating the expungment petition.

3

Write the petition for expunction. Include information about the request, such as where you were arrested and where the offense occurred. Also, provide your personal information, such as gender, race, driver's license number and date of birth. Explain why the offense should be eliminated from your record.

4

File the petition. You must file the petition in the Texas district court where you were arrested or the offense happened. For instance, if you live in San Antonio, but the arrest happened in Dallas, you must petition the district court in Dallas.

5

Attend the hearing. You may have to explain why you're seeking the expungement. For example, if you were acquitted of the felonious crime, explain that to the judge.

If Texas grants your expungement petition, the clerk of court sends a certified copy of the order to the Department of Public Safety's Criminal Records Service. Copies are also forwarded to any other governmental agency which requires the information. If you were wrongly arrested for a crime, you contact the district attorney in the county where you live. The law may allow you to file an application for expunction.

Expunging a felony from your criminal record may be a daunting task. The Texas Department of Public Safety may oppose you petition for expungement. At the hearing, the Department may outline the reasons why the judge shouldn't grant your petition.

How to Repay Creditors After a Bankruptcy Dismissal

A bankruptcy dismissal is a serious issue because it strips away protection from creditors, a primary reason many people file for bankruptcy. Once the court dismisses the bankruptcy, creditors are free to resume all legal debt collection tactics, including phone calls, letters, repossession, foreclosure and even garnishment. Creditors can proceed as if the bankruptcy never happened. Bankruptcy courts dismiss bankruptcy petitions for a number of reasons, including procedural errors or suspected fraud. Judges dismiss some Chapter 13 bankruptcy cases after debtors fail to make timely payments to court-ordered payment plans. Chapter 13 requires monthly debt payments to the court over a period of three to five years.

Difficulty:Moderate1

Consult with your bankruptcy attorney, or see an attorney if you represented yourself in the bankruptcy case. Reinstating the bankruptcy is possible if the court dismissed the case because of unintentional errors. The attorney can discuss other options as well, including possibly converting what was a Chapter 13 bankruptcy to Chapter 7 and eliminating all unsecured debts in just a few months.

2

Read your copy of the bankruptcy application to see the list of all your creditors if reinstating the bankruptcy or filing under another chapter is not an option. The bankruptcy court will inform creditors about the dismissal, allowing them to resume collection efforts. Make a list of the creditors who were aggressively collecting from you before the bankruptcy. Include creditors who filed lawsuits against you, garnisheed or attempted to garnishee your wages or began foreclosure or repossession efforts. It's reasonable to assume these creditors will again show the most aggressiveness after learning about the dismissal. Focus on them first as you decide how to pay creditors.

3

Contact each of your lenders to discuss payment options. Tell the creditors you are no longer proceeding with bankruptcy but wish to make payment arrangements. What happens from this point depends on what you can negotiate and your specific situation. Most people with recent bankruptcy dismissals simply don't have much cash to spend on debt management. However, if you do, you can offer to pay in full or you can ask for a settlement offer. Payment plans are also an option. Settlement allows you to pay unsecured debts for less than the full balance. However, debt collectors are not obligated to agree to any plan and can press ahead with garnishment, repossession or foreclosure. That's a key reason why reinstating the bankruptcy is a preferable move for some.

How a Theremin Instrument

How to Make a Theremin Instrumentthumbnail Thérémines produce sounds spooky in the 1950s science fiction films. The theremin is unique among musical instruments that the player does not actually of the instrument. He is played by shaking your hands near two antennas - the volume of controls of left hand and right hand controls pitch. It has been patented by the Russian inventor Leon Theremin in 1928 and became famous for the provision of the original band of loss for such films as "The Day the Earth Stood Still". Modern chip technology, a theremin can be assembled in an afternoon for less than $200 over the costs of the chassis - which can be as simple or complex as you want.Difficulty: moderately Challenging2 antennae2 kHz 172 oscillator chips2 220 kHz oscillator chipsRadio frequency amplifier chipSeveral power capacitors in the 1-5 picofarad ohm loudspeaker9 volt batteryCircuit boardSolderWiresToolsChassis1 range.8

Build a theremin in a chassis that has two antennas - a vertical and one horizontal. To connect to the entrance to a kHz 172 oscillator chips to the vertical antenna and nothing to connect to the entrance of another 172 kHertz oscillator - this stabilizes production at 172 kHz. Cable both output oscillator 172 kHz at the entrance of the amplifier chip. Connect the input of an oscillator to 220 kHz horizontal antenna and leave the entrance to the 220 other kHz oscillator not connected. The two output oscillator 220 kHz power amplifier control pin yarn. Solder pas connections in place until after the circuits are tested.

2

Connect the positive terminal of the battery to the positive power of all four chips pins. Chips should be on the same Board, so running a wire along one side of the Board makes it easy. Finally, it must be a wire from the output of the amplifier to the leg of positive on the speaker and a wire leg of negative speaker to the negative terminal of the battery.

3

Test circuits before you solder the wires in place. For each location where the outputs of a pair of oscillators are attached together before going to the amplifier, try the range of 1 to 5 picofarad capacitor and see how it influences the sound. Output of the oscillator to go next to the capacitor and the other end of the capacitor goes to pin amplifier. The exact value that will work better depends on the combination of yarn from chassis and smart. The easiest way to find the best capacitor is to try just some. Any capacitor in this range should work.

The design of the chassis with battery and speaker in mind. The battery must be easy to access because it will have to be changed periodically. The speaker should be placed so that the sound can be easily heard.

Do not leave the chips in their orbits while you are welding wires. Soldering heat will damage the chip.

A style is a wig of wire, created by sewing together wire hair before placing it on the head of the doll. Garbarino sews his wigs complete at the head of the doll, while the other creators doll glue or Velcro wig in place. Alternatively, Garbarino hand-loops each wire individual strands of hair at the head of the doll which creates the Raggedy Ann hairdressing dilapidated, classic. For wigs, Garbarino uses a mixture of lamas and wool lamb while loop hand hair require the use of a more robust acrylic yarn.

To create the classic Waldorf doll hair, wrap the color desired wire wool around a CD case or book. The amount of the wire wrap you depends on the length of the hair that you prefer. The wire of the band with the Ribbon of the painter on both sides of the CD case, leaving the thumb of the wire between your pieces of tape. You will need to cut the wire from the bottom of the CD case, which leaves the thread in a single long piece, tape still in place. After covering both sides of your son with a piece of tissue paper, you can use a sewing machine for sewing together the wire directly between your pieces of tape. Place the seam and the Centre of the head of the doll and PIN in place. Handstitch thread at the head of the doll.

You can create ponytails and braid with first sewing thread on a few strands of wire slightly longer than the width of the head of the doll. You'll want this thread to lie through the middle of the head and attached on each side, just to the point where you want the ponytails to begin. If you want to the doll hair to have a party, stitch it in place in the Centre of the head more. Once the wire is secure, joining an equal number and length of wire strands on both sides of the head of the doll to create the ponytails. If your ponytails are long, you can also twist, securing the bottom edges with tape.

Curling wool yarn will create loops tight corkscrew or long loose loops for hair for your doll. You need 100 percent wool yarn and wooden pegs about 8 inches long are the thickness you want your loops to be. Attach a strand of wire at one end of the ankle and wrap the yarn around the ankle closely until you have reached the end opposite the ankle and linked to the coast. You will need to repeat this process for each strand of yarn required for hair for your doll. Once all the pins are tightly wrapped, plunge them into a pot of boiling water for about five minutes. When you delete the ankles, wrap them in a towel and press gently to the excess water. Place your ankles on a cookie sheet will allow you to warm up in a 175-degree to the dry kiln. Once dry, your wire is permanently closed and ready to be sewn onto the head of your doll.

What Is the Difference Between a Circular Saw & a Sliding Saw?

What Is the Difference Between a Circular Saw & a Sliding Saw?thumbnail Found in sawmills and wood shops, radial arm saws are among the largest sliding saws. Characterized by disc-shaped blades, circular saws and sliding saws appear among many building trades and apply to a variety of woodworking and construction projects. Construction professionals generally use the term circular saw to refer to a portable power tool and the term sliding saw to refer to a bench tool or stationary shop equipment. A comparison of the cost, cutting capabilities and applications of both types of saws allows you to choose the right tool for your project.

An indispensable carpentry and general construction tool, the portable circular saw accepts both toothed blades and abrasive blades. Toothed circular saw blades are usually used in woodworking projects, particularly framing carpentry. Abrasive blades cut through either metal or masonry materials. Portable circular saw blade diameters range from roughly 3 inches to 9 inches, but the most common blade diameter is 7 1/4 inches. The portable circular saw's blade protrudes from a flat, bottom-mounted plate. The saw is typically powered by an electric motor, is lightweight and easy to maneuver, making it ideal for cutting across flat pieces of lumber.

The term sliding saw typically refers to a radial arm saw or sliding compound miter saw. Unlike portable circular saws, sliding saws are usually stationary tools, mounted to a bench or available as a stand-alone, floor-mounted piece of shop equipment. Often 1 foot or more in diameter, sliding saw blades are substantially larger than portable circular saw blades. Regardless of type, all sliding saw blades mount to a rail system that allows the blade to extend outward from the tools' motor housing and base. While the sliding saw base's position remains fixed, the rail-mounted blade typically extends 10 inches or more toward the operator.

Portable circular saws quickly perform on-site cuts through large materials, such as sheets of plywood or existing walls. Sliding saws remain stationary and, despite rail systems that allow sliding saws to cut through wide lumber, sliding saws cannot cut sheet goods, existing walls or floors. Alternatively, most sliding saws feature miter and bevel adjustment capabilities, allowing carpenters to create accurate angled cuts through rough planks and finish materials such as molding and fascia.

Although both sliding saws and circular saws accept a variety of blades, the buildup that results from cutting masonry and metal often damages standard sliding saws. Alternatively, tool manufacturers design standard circular saws to handle a variety of materials, including wood, metal and masonry. Importantly, portable circular saws are generally too weak to handle prolonged or deep cutting through metal and masonry materials.

How Much Are the Taxes in Pennsylvania?

How Much Are the Taxes in Pennsylvania?thumbnail Consider taxes when making your budget. No matter where you live, taxes can have a big influence on your quality of life and the amount of income you get to keep. If you are planning to move to the Commonwealth of Pennsylvania, you should be aware of the tax rates citizens must pay. Residents of Pennsylvania face taxes on a number of levels, from the state income tax and sales tax to property taxes and local taxes.

When you make a purchase in the Commonwealth of Pennsylvania, you pay a sales tax rate of 6 percent. Clothing items and most food are exempt from this state tax rate, although the state does impose a tax on sodas, chips and other items considered to be junk food.

The Commonwealth of Pennsylvania uses a flat income tax rate, as opposed to the graduated taxes used by the Federal government. No matter what your level of income, you can expect to pay a tax rate of 3 percent. The Commonwealth taxes wage income, as well as interest, dividends, capital gains and business income. Taxpayers in the Commonwealth can file their returns electronically and over the telephone as well as on paper.

If you own property in Pennsylvania, you must pay taxes on that property each year. In Pennsylvania real estate taxes are used to fund the public school system, and each school district imposes its own taxes based on the value of the homeowner's property. The amount of property taxes varies from location to location, but affluent parts of the state tend to have higher rates than poorer and more rural areas. It is always a good idea to ask your realtor for current property taxes on any home you are considering.

Each municipality in the Commonwealth of Pennsylvania is free to impose its own local tax. The tax rate varies from location to location, but as of 2011 it generally runs between 1 and 2 percent of income. If you are planning to move into the state it is a good idea to contact the municipality or town where you plan to live and ask about the tax rate, since these rates are always subject to change.

Tax Write-Offs for College

By taking advantage of tax incentives for continuing your education, you could reduce your tax liability and garner a larger refund. If you attend a qualified institution, you are eligible to write off many of your education-related expenses on your tax return. How well you understand the rules governing these tax incentives will determine whether you take full advantage of these benefits at tax time.

Tax deductions and credits provide assistance for qualified education expenses. Included in such expenses are the costs of tuition and fees to enroll in a school and course-related expenses such as books, fees, supplies or other costs to attend an eligible college or institution. Not included in the category of qualified education expenses are room and board, travel, clerical help or any equipment not required for your course of study. You are also prohibited from claiming any tuition or credit deductions if your filing status is married filing separately, or if another person can claim you as an exemption, or if your modified adjusted gross income is more than $80,000 ($160,000 if filing jointly) in 2011.

The American opportunity credit and the lifetime learning credit are the two credits available to taxpayers. The maximum credit available for the American opportunity credit is $2,500, while the lifetime learning credit offers a maximum credit of up to $2,000. The American opportunity credit is geared toward students who are pursuing an advanced degree, while the lifetime learning credit is available to all students, regardless of whether they are enrolled in a degree program. Claim both credits using IRS form 8863.

Although credits are viewed as more advantageous than deductions because they reduce the amount you pay in taxes rather than the amount of income subject to income tax, both are advantageous. The tuition and fees deduction can reduce the amount of your income subject to income tax by as much as $4,000. You are eligible to claim the tuition and fees deduction if you paid for qualified education expenses for yourself, your spouse, or your dependents. To claim this deduction, complete form 8917 and include it with your filing.

If you pay education expenses for more than one child in college, you can choose to take the American opportunity credit and the lifetime learning credit on a per-student, per-year basis. You also can deduct qualifying work-related expenses as business expenses on your income tax return. To qualify, the education must be mandatory and must maintain or improve the skills required for your current job.

Does Disability Income Count on Your Federal Taxes?

Does Disability Income Count on Your Federal Taxes?thumbnail Benefits are available to those with permanent and temporary disabilities. Disabled Americans may qualify for assistance from a number of sources, including the federal government, state agencies and the workplace. Answering the question of whether the federal government imposes taxes on disability income depends upon the specifics of the situation involved. The federal government requires that everyone file income tax returns and bases individual tax rates on a number of considerations. In the case of disability, the factors include the type of benefits involved and the recipient's income levels.

Though disabled individuals qualify for certain tax benefits under U.S. federal law, the Internal Revenue Service (IRS) requires disabled individuals to file tax forms. When disabled individuals file income tax returns, these individuals include all streams of revenue on the return. For instance, an individual may receive state benefits for a temporary disability for six months and receive income from work for the other six months of the year. The IRS imposes on tax rate on this individual based on total income earned, rather than imposing separate tax rates for disability income and work income.

The federal government provides a tax credit designed specifically for elderly or disabled American citizens and legal residents. This credit exempts low-income individuals aged 65 or older, those receiving taxable disability income, or individuals suffering from permanent or total disability from paying a certain amount of taxes. The IRS bases the availability of this tax credit on the amount of an individual's adjusted gross income (AGI), as calculated using IRS tax forms. To take advantage of the credit, maximum AGI amounts range from $12,500 to $25,000, depending on considerations such as filing status and dependents. Tax credits range from $3,750 to $7,500.

Ultimately, the answer to the question of whether disability income counts on your federal taxes is "yes." Even if you don't end up paying taxes on your disability benefits, you must include them on your tax return. If the IRS grants you a tax credit on account of your status as disabled, retired, or both, that credit applies to all income earned, not just disability income. State disability benefits, such as California's State Disability Insurance, prove subject to federal taxation as well. A few exceptions apply, notably to disability pensions received by military personnel, police officers and firefighters, which are tax-free but still must be declared on tax returns.

Writing on behalf of the Hepatitis C Support Project, author Jacques Chambers suggests that the complexities of taxation and disability in the United States may require the disabled to seek assistance. According to Chambers, employing the assistance of a tax consultant or expert helps the disabled pursue tax breaks to the full extent of the law. This process requires more extensive action than simply filing standard tax forms and proves somewhat difficult. Nonprofit groups such as the Hepatitis C Support Project help the disabled locate such assistance, while the IRS offers free tax preparation services to low-income individuals incapable of preparing their own returns.

The Size of a Washing Machine Drain

The Size of a Washing Machine Drainthumbnail Front load washer Washing machines need to be hooked up to drains in order to change out the wash water between loads. The size and setup of washing machine drains is regulated by the Universal Plumbing Code. This code was setup to harmonize plumbing installations and ensure that the plumbing requirements around the United States met certain universal requirements.

During operation, a washing machine mixes the water and soap in the wash tub. In top-loading models, an agitator then spins the clothes around in the wash to help expose all the surfaces to the water and soap mixture. In a front-loading machine, the wash tub itself spins and provides the agitation. After the wash cycle, the dirty water inside is pumped out into the sewer system through the washing machine drain hose and into the washing machine drain.

The standard for new washing machine drain sizes, according to the Universal Plumbing Code, is now 2 inches. The pipe should be between 18 and 30 inches high from the floor, while the P-trap should be between 6 and 18 inches from the floor. These standpipes connect into the home sewage system. They should also be vented according to the Universal Plumbing Code or the local codes in your area.

The drain hose for most washing machines is usually between 1 and 1 1/2 inches wide. A gooseneck at the end slips into the top of the drain standpipe. The drain hose is secured inside the drain pipe by means of a hose clamp, tie or some other securing fixture. The hose should not be looped or kinked behind the machine, or it could cause the washer to back up and possibly overflow.

Occasionally, washing machine drains can back up with lint or other debris picked up from the washer. To clear a drain, unplug the washer and move it away from the drainpipe. Unclip the drain hose and set it aside. Insert a plumber's snake into the drain opening and push it through the standpipe until you feel it meet resistance. Twist the snake back and forth until it breaks through the clog.

Can I Claim Interest Paid on a Contract for a Deed on Taxes?

A land contract, also called an installment land contract for a contract for deed, is a way for a seller to finance a real estate purchase on behalf of the buyer. After the parties agree on a price, the buyer makes a down payment, takes occupancy and begins making regular "mortgage" payments to the seller, including interest.

In the installment sale, the buyer's payments include principal and interest, in addition to property taxes and hazard insurance if an escrow account has been established for these payments. Even though a land contract doesn't require the seller to transfer the deed until the buyer makes payment for the property in full, the Internal Revenue Service considers the buyer as owner for tax treatment purposes. As a result, the land contract buyer is eligible to deduct the annual interest expense from his income on his taxes.

In addition to deducting the "mortgage" interest, the buyer is also able to deduct property taxes, which she is responsible for and must pay in full, along with hazard insurance. If the buyer makes eligible capital improvements, that cost may be deducted as well. Eligible improvements include energy efficient window and doors, among other projects. The seller only acts as the bank and does not bear any financial responsibility toward the home, unless he has his own mortgage on the property to satisfy. Repairs, maintenance, improvements, taxes and insurance are all administered and paid for by the buyer.

The seller in a land contract transaction has some tax advantages as well. Although the seller must report the interest he earned on the deal as income -- and has to pay ordinary taxes on it -- he is able to spread out any gain he made on the property's value over the life of the installment agreement. If the total gain exceeds the maximum exclusion allowed by the IRS, this can result in significant tax savings.

The land contract ends when the buyer pays for the home in full. This can be accomplished in a few ways. The first and most common event occurs when the buyer secures a new home loan that pays off the seller in full at the end of the contract. Land contracts are typically short and range anywhere from two to 10 years. The second event occurs when the buyer simply pays the seller in full without having to take a new loan. Both of these options result in the transfer of the deed to the buyer. In the third case, the buyer decides to sell; when this happens, she is entitled to a return of her accumulated equity.
